1.You execute a purchase contract with the original seller (Party A) and simultaneously hold a sale contract with your end buyer (Party C).

2.You submit both contracts to Omnia Capital Funding along with your closing timeline and title company information.

3.We review the transaction and issue a funding commitment — typically within a few hours.

4.On closing day, Omnia funds the A-to-B closing. You take title to the property.

5.Immediately after, your end buyer funds the B-to-C closing. Title transfers to them.

6.Omnia is repaid from the B-to-C proceeds. Your profit — the spread between the two purchase prices — is disbursed at closing.
